  • I think your flat is way overpriced - afraid I can't see anyone paying much more than £130-135k for your flat at the moment. As others have pointed out, look at the other 2 bedroom flats in the area.

    I can empathise, having just given up trying to sell a similar new build 2 bedroom flat in York (slightly smaller, but nearer to town than yours) and have decided to rent it out. It sounds like you will make a loss selling the flat now so if you can't afford this I'd do the same.
  • It is a nice flat, and very clean, but if you want the open plan living, with the kitchen and dining room all in the living room, then you might as well buy a caravan, its not for me I am afraid, this is more for a couple of students, just two people. I cant really look and see it being a family home that I would stay in for ever.

    How does yours compare with those at 15 Russet House and 10 Smead House, which are the most expensive this year to sell on your street, and 'only' achieved £143k and £147k? (NOTE - the average of those figures appears to be the EA's recommended figure.....)

    How did you arrive at the price in the first place?

    Everything else seems to be in the £110k to £135k range .... look up the prices yourself on Zoopla and compare yours to the others.

    When did you buy, and for how much?

    (EDIT - figured that out - why are you trying to sell for almost £15k higher than you bought for two years or so ago, when prices have gone down over that period.........?)

    If i wanted to achieve 130, i'd probably put the property on for 145
  • It's a lovely flat, but it is over-priced.

    The one thing that stuck out for me is you seem to have lots of living room space and a titchy bit of kitchen, doesn't seem to be much cupboard space. I don't really like open plan lounge/kitchens, but that's just me.

    A floorplan would be handy, as the layout (to me) isn't obvious, and some of the photos are a bit duff - pic 4 makes the kitchen/dining/living area seem huuuuge, but the laminate doesn't make it seem warm or cozy - it looks like an aircraft hangar. Ditto pic 7 - can't you stick a rug by the sofa? In contrast, pic 5 shows a cramped and over-full bedroom. The other bedroom is hard to guage as it's in nursery set up, so you can't imagine how much space you'd have if there was a double bed in it. There are also 2 pics of the bathroom, why? Also, while the bathroom does look nice and modern and designer, the effect is ruined by the toiletries on show, and the cheap pine framed mirror resting on the ledge about the sink

    But fundamentally, it's overpriced by around 15%

    If the post is correct by saying you are priced 15k higher than you bought 2years ago, there is your answer smacking you in the face!

    I don't want you to think I'm being awful but the red in the living space (to me) is not nice. The rest of the flat is gorgeous I wouldn't mind living in it. But If you are wanting a feature wall I would put some nice wallpaper on it something with a pattern but not too in your face. I love colour but I have learnt with my own house that you have to be careful cause others don't. (beautiful flat though and good luck selling it) xxx

    Both more likely to appeal to young families.

    Your flat would probably appeal to young professionals / sharers, not people with a child, so redecorate and show the 2nd bedroom as an adult bedroom. And then adjust the price.
    A kind word lasts a minute, a skelped erse is sair for a day.
