Dual agency

So after 4 months with 10 viewings and no offers and lowered price with me suggesting it etc.

I'm now thinking dual agency. Original EA is happy with that and no change in T&Cs

What are people thoughts, experience with dual agency?
We currently have a for sale board up, my first initial thought if we stuck two up, my first thought would be desperate sellers etc, or am I reading into things too much?

  • From a buyers POV, the only difference would be seeing two listings on Rightmove with 2 sets of slightly different photos.

    I would have thought in 4 months you'd get your buyer so you either need to find the right price or identify and fix whatever is putting people off. Obviously the 2nd point isn't always possible, inwhich case you need to sit tight or lower your expectations.
  • To be honest, I can't see the point of having two agents. Even if your original agent is willing to keep the same commission percentage (which may suggest it's too high anyway for a sole agency), the second agent will no doubt wish to charge a higher rate. And what will you gain? I'd assume both agents are within the same town? Therefore any prospective buyer who is not looking on Rightmove (a minority I would think) would no doubt go to both agents in the town.

    I'd be more tempted to gain some feedback from the viewings you've had and act on those. Perhaps there's work needing to be done on the property or maybe it's still priced too high? Lowering the price even a very small amount will enable the agent to 'remarket' the property. People like to think they are getting a bargain.

    What is your feeling about your current agent? Do they seem to be doing everything to sell your property? Maybe it's time for a new agent to give it a go - with a single agent, I mean, not dual agency.

    I agree with johnson, if you are getting the viewings but not offers then your agent is doing OK wi9th marketing but must be failing you in provviding feedback on what the viewers thought or the agent had failed to identify what the viewr was looking for an could realisitically afford.
    (local) dual agency in these days of rightmove is pointless and does smack of vendor desparation to me

    Maybe the current agency success is that they are too busy?

    General feedback nothing negative or anything we can actually do
    Price is keen now vs what's in surrounding area

    I guess dual agency means we can get another onboard ASAP and then drop the original one if deemed the best thing to do

    If you want fresh motivation, i would drop EA#1 and get a new one in.

    as posted above, 2 boards/EAs shows desperation.
