    As far as you are aware, your property is still being actively marketed and therefore moving agents may do little. The fact that the buyers are being slow, is absolutely nothing to do with the fact that nobody else seems to want to view your property.

    I am reluctant to do this because it is almost like trying to beat the EA at their own game. Maybe I have unrealistic expectations but I believe that if you are paying someone to do a job for you, when it gets to the stage that you have to resort to gimmicks just to prove that they are actually doing the job you hired them to do then it is time to just move on, and sometimes a fresh approach helps - maybe even a review of the price.

    But it seems obvious that they have stopped marketing my property so I think it may now be time to consider terminating the agreement with them and taking my business elsewhere or moving to a multi-agency contract because I have all but given up on looking for another property now and if I am not looking then I feel I should be focused on marketing my property and pushing for another sale. I am absolutely sick and tired of these EA's and their games, this is my 3rd EA since March and thankfully I made sure that I have a 7 day termination clause within the contract.

    this seems the crux of it.

    You need the EA to get a straight answer from your 'buyer' and then you need a straight conversation with the EA which continues until you are satisfied with what they tell you.

    Then make your decision. This whole thing seems to be weeks of Chinese whispers ie. bad communication & incomplete information.
  • We actually did mystery shop our original EA. I got my sister to do it (she is fab at stuff like that!) and they didn't even mention our property at all the first time. When she then repeated the criteria (she thinks they misheard her) then it was mentioned last behind 6 others.

    This was the reason we moved agents. I'm glad we did it.

    A mystery buyer is not a gimmick. It is a way of getting facts.

    You are sorely lacking in facts as to what your agent is doing. You are more likely to get to the bottom of this by using a mystery buyer than by protracted wringing of hands
