  • Your best option would be to have the radon level tested (cheap to free) and if the reading comes back high install protective measures, both for your own safety and for ease of selling in the future. Most of the protective measures cost under £1.5K but the exact ones required will depend on your house.

  • Looks like a lot of the area where I live is the same risk and didn't even realise. I thought it was mainly Cornwall. You learn something new everyday.

Is the Radon question asked in every conveyance these days?

We had a high reading come back from our survey so solicitor recommended ringing the surveyor , which I did.

To have it explained in basic English was reassuring and as it turned out his "map" said our area wasn't high anyway.

The map doesn't tell you how high the levels are, it is just an estimate of how many properties will have high levels. The higher the level, the riskier it is health-wise, but the map does not tell you the levels. Also, the maps are all based on data extrapolation and estimates so it's not always right!

    Yes
  • Don't know if this is any use, but it looks like London area suffers at all.

That map is for new buildings and determines whether radon protection should be built in at the time of construction.

The map to look at (if you want to base your health on a guesstimate) is here http://www.hpa.org.uk/web/HPAweb&HPAwebStandard/HPAweb_C/1204186222060

As you'll see on pages 14/15, certain parts of London are classified as 'affected areas', albeit the lowest estimated band of 1-3% of homes. The stupid thing is, these are areas where radon is known to be present, yet the newbuild BRE maps don't require protection to be included so at the moment more houses are being built that end up having radon problems that existing houses with high levels are being remediated.

Also, that means on average in that area it's estimated that there'll be 2 in 100 houses that contain a radioactive gas that could cause lung cancer. For the sake of £50ish, wouldn't you rather know if your house was one of them?!
