    However, sales particulars can specify exclusions as well as inclusions.

    An offer could specify inclusion or exclusion of items under clause D, and that would constitute modification of that clause for the purposes of the contract.

    Offer has been accepted, awaiting lenders valuation report because they won't accept sellers home report.

    If you use the Quote button, it'll make it clearer what you're quoting, and what you're adding to the quote.

    In your situation, your solicitor and the seller's should be corresponding about the fact that the sheds should be included, not you and the seller.

    Clause (c) most often applies to white goods and curtains IME. They are not covered by the standard clauses but are quite often included in the sale.

    It is a catch all clause intended to make sure that the sales particulars form a basis for the contract and there is no wriggling later on.
