Should we offer the full asking price?

We know there is another offer in on the property, but it hasn't been accepted. I don't know what position the other people are in who have made the offer. We really do not want to lose this house, it is gorgeous. Or should we offer a bit lower, then tweek it up if we need to?

Don't offer full asking as the EA will probably lie to you and tell you that there is another offer that meets the price to get you to go over.
Offer under and tweak up to full asking if you have to.I'm not cynical I'm realistic

I'd never offer full asking price. Hopefully, if your offer isn't high enough they'll just tell you where you need to be if there is another offer on the table. If they don't, then ask!
It's very important that you push your strong position to make you sound better than the other peolpe offering. If you haven't got that mortgage accepted in priniciple, get it sorted asap!Everything that is supposed to be in heaven is already here on earth.

By the way have you had any contact with the vendors? If not, view the property again when the vendors are likely to be around and talk nicely to them. If you can't take someone with you who is good at it.
They may give you an indication of other offers on the table and if there are other offers, but they like you personally then they may be inclined to sell the property to you.I'm not cynical I'm realistic

You could offer well over asking price to secure the gorgeous house.

Thanks peeps, I have a second viewing tomorrow. Do you think it is cheeky to ask the vendors what they are looking for? Quick sale?
We are prepared to offer the asking price, but to include carpets, curtains, light fittings etc and to take it off the market.
Will they turn round and say no? Especially to the off the market bit!0 -
Okay, you're a vendor. If I asked you if you wanted full asking price, what would you say?
Carpets, curtains etc should be used as a bartering tool, that's correct, but you're hardly getting a bargain if you're going straight in there at AP.
Any EA is still going to invite higher offers from any other bidders.
Even if you have to pay full asking price for a property, I'd have rather tried to get it lower than just to go straight in there! There's nothing moneysaving in that unless you think the place is worth more than they are asking!Everything that is supposed to be in heaven is already here on earth.

I've had offers on houses that I've not accepted. It means that they are not offering high enough or they haven't sold their property. It doesn't mean that someone has to go to full asking price to get it, but I will push as hard as I feel I can. It's a game, if you offer AP, you're not playing!
Tell him you can go up to full asking price if they won't take lower offers! If you go to AP then I'd make it the third offer at the least. No one is going to refuse to sell you a house because you didn't offer AP straight away!
Even if you get £1000 off, it could potentially buy him a nice new TV or something!Everything that is supposed to be in heaven is already here on earth.
