Just a quick one!

Hey all

We have had our homebuyers report/servey done via GMAC it was a "desktop" report. ( not sure if anyone has ever heard of that as i have not) The house is around 20 years old. We have had all of the searches sent off and we should get them back this week. Now my problem is that i have called the solicitor to find out if we can get a completion date agreed with the seller as everything on our end has gone through.

He told me that he is waiting for the sellers solicitors to get the signed contract from the sellers themselfs? Im not sure what that meant when he told me. I mean wouldnt itjust be a signature? How long do you guys think it will take once they have received the signed contract from the seller? Cant wait to move!!

Thanks
This Ladder is quite a !#£$$ to get on!

A desktop report means they have done the valuation without visiting the property ( based on property description, similar properties etc).

It is not a survey, your house has not been surveyed at all.

Are your sellers buying? If so then you can't even guess how long it will be.

When my solicitor sends contracts for signing it does generally mean that we are nearing the end of the process but as there are so many things that can happen consurrently, it doesn't necessarily mean that for everyone. You are still waiting for searh results so there's always a danger that they might throw up some questions.

If you're in a chain it means nothing! I signed contracts in July for a house I didn't get until December! If there is no chain then I shouldn't think it will be too much longer for you :)
