environmental search fail

In the midst of buying a leasehold flat at the moment. The environmental search has apparently failed as it cant be confirmed that the property is free from contamination and my solicitor has recommended paying a one off fee for insurance.

Have other people come across this and what are peoples thoughts please?

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    It says:

    ¨ the report has identified the existence of former Tanks, within 25m southwest of the property ¨

    No idea what they mean by tanks

    is there any old works within 25m of the property - say Petrol Station? Oil Storage? anything sewerage related.. have a look on google earth and see what could be in that direction.

    Had a quick look. Theres an old victorian sewerage pumping station.

    Not in working order now - its listed as part of the ´ nature trail ´ nearby.

    Has your solicitor suggested what the fee would be? Quite often these things are pretty cheap and it's easier to pay it for peace of mind rather than spend time trying to get round it.
