We've seen a house come up several times, assume fell through for x reason. This time back up with another agent.
Not even seen it inside but it ticks all the boxes
Would it be worth just dropping seller a letter through the door stating your interest and we're trying to sell ours?
My bro in law got lucky with a swap plus cash on top deal.
Not sure what we will gain from doing so, but just to show our real interest?

Just go through the agent in the normal way. What is to say these sellers will want yours? Avoiding the agent might make the agent try even harder to introduce another buyer or just generally upset the deal by demanding commission anyway.
Unless you have a very good reason to go around the agent, don't do it casually on the off chance, because there are more potential downsides than up sides.Hi, we’ve had to remove your signature. Well our house is on sale with the agent they previously used

We recently bought a property that wasn't even on the market.
We dropped a letter through the door after months of waiting for something right to come up, nothing did.
By dropping a letter through the door we ended up with the perfect sized property in the perfect area, south facing and for a good price.
I would definitely recommend it, we got our perfect house doing it this way.
We are over the moon now and we were in regular contact via email and phone and the sale went through in super quick time despite a chain of 4 sales.0 -

Typically the vendor needs to pay the estate agent for "introducing" a buyer.
In your first sentence you say that you have seen the house "come up", so i presume you know it for sale as its being marketed by the agent. So this would suggest that the vendor would have to pay the agent for introducing you, whether or not the sale is achieved by a mortgage or by a swap.
As DVardysShadow recommends, speak to the agent. It will make life a lot easier and you are more likely to end up with the house you want.0 -

I remember once an estate agent would not let me look at a property until I see there mortgage advisor so I went round to the sellet for a chat. Worked out well for us. All situations are different though. Depends how helpful agents are etc.0

Got a viewing even though we aren't STC and was honest and out right position we are in
Keen on the house from description and pics, location, price.0
