Can we put in an offer, if we still need to sell our house?

As above really, we need to sell our house to buy the new one. Can we put in an offer, or will it just be rejected as we have no sale on ours yet?

    Usually estate agents ask what position you are currently in, in your case your house is still on the market.

    I can't see it as a problem unless the vendors want a quick sale. If you do a reasonable offer and they vendors are happy to wait out then I can't see it being rejected.

    Usually EA will put the offer forward, the vendors may accept but also say they are going to keep the house on the market.

    If you sell yours quick and they haven't had anymore offers then you can proceed.

    Most EAs will advise their vendors to refuse the offer until you have sold. Virtually anyone will continue to market their house, so you're no further forward than you would have been without having made the offer.

    I've had people offer full asking for me to take the property off the market and I've refused. They subsequently came back when SSTC and tried to barter with me. Erm, why would I drop the price when I knew they could afford AP?

    Putting an offer in on a house will simply put you under additional stress.

  • EA's can't tell a vendor what to do, they simply relay the information given to them and advise their clients (the vendors) in which best to proceed, which they are legally obliged to do. If an EA DID tell a vendor what to do, the vendor could come back at them with the NAEA and it could be seen as the EA wasn't acting in their clients best interest.

    You may put in an offer, which the EA is leagally obliged to relay to the vendor, they will ask if you are in a position to proceed, which at the moment you aren't. It is up to the vendor whether they will accept your offer.

    If they do, it would be subject to sale, meaning if you can't sell your home, you can't purchase and the vendor has the right to sell to a higher or more able to proceed buyer ie a first time buyer with finances in place.

    I have had a couple put in 4 offers on my property - but they haven't sold theirs. In fact, I don't think it goes on the market till next week :confused: I know where they live and I don't think they will have much trouble selling it - it's in a much more "popular" price bracket than mine IYKWIM.

    However, I know they desperately want my house. They started off with silly offers and have continued to come up. I told them (via the EA) that if they offered full asking price, I would stop marketing it for 6 weeks but we aren't quite there yet. So, whilst they aren't quite at asking price yet, I haven't officially "refused" their last offer - although they know I want a bit more. Then if someone does come along in the meantime who is in a better position, then I'll sell to them. After all, it's Easter next w/e which usually heralds the start of lots of serious house hunting.

    So, I would say, put in an offer. They can always say no, but if no-one else makes an offer in the meantime, you are always still there :)

    Yes you can but its unlikely they will take it seriously and even more unlikely they will take the property you want to buy off the market. Agents will always give preference to buyers in a position to move forward with the process.

    If you stay in Scotland once an offer is made on a property and accepted , the property is immediately taken off the market, and you are in most cases commited to purchase . If the area you are living in is selling well , put in an offer, there is nothing to stop you.

    Ticklemouse, why would you even bother taking your property from the market for six weeks? You can't guarantee their sale and waiting is only helping them, not you. Of course, it's lovely to have an asking price offer in the table and you can choose to refuse lower offers if you want, but I would never take my property off the market for someone - especially as they haven't even got theirs on yet :eek:

    I agree, I wouldn't take it off the market as someone may come along with the full asking price and have sold their property.

    Thanks you two - but I think it's immaterial as they haven't come up with the AP. Our house is right at it's top end, asking price-wise and if they had have offered, it is something I would have considered. However, I'm not going to offer that as an option now.

    I'm just waiting for the easter hoards to come knocking my door down .... I won't hold my breath though :D
