Been on for £177,500 for a while and a new house has come onto the market at £169,950, same rd.
Now our house has been extended to the back with a conservatory and is probably nicer decor internally. The houses are identical in lay out and room sizes and i just want some advice on our next move?
Now we need to clear £168k (after fees etc) to avoid neg equity but now this new house has come on it's possibly complicated things, we have to reconsider our asking price...
What would you do?
Thanks in advance...

If you have a conservatory, & they don't.....they possibly considered your for sale price & simply set theirs to kind of cover the difference.
(I've just read that back......had a tiring day, don't know if it makes any sense.)
You sound like you're worrying, which would only be worth doing if they were offering the same property for a lot less.0 -
How long have you been on the market for?
Have you had much interest - many viewers, any offers?
What are the recent sold prices for comparable properties?
You both might have set too high an AP.
GL with your sale and move to Norfolk. It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

For me, the new house is very well priced, possible v quick sale seeked?
We are competitively priced, had a few viewings in last month or so.
Im just thinking will ppl pay the extra 5-7.5k - do we need to drop but we have a bottom line...0 -
Well if you haven't yet found a suitable property in Norfolk then it may be worth hanging on at your current AP as long as you are confident that it is reasonable in the light of recent sold prices.
Also August was quiet and things should pick up in September.
However if you do find your new property, that may then be the time to consider the price reduction. It will be interesting to see how quickly the other property sells. It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

Good advice better, your last statement was exactly what I said last night to my partner...
We haven't found the 'one' yet so maybe a few weeks as we are whilst keeping an eye on the other property...0
