Hi guys,
Just wanted a bit of advice, me and my partner have just sold our house and our in the process of looking for a new home to purchase. We found a property we liked and put an offer in, originally £20,000 less than the asking price.
After a bit of negotiation we settled at £11,000 less than the asking price. The day after they accepted ...the estate agent rings me and says that a week ago a couple came to view the house and overnight have put an offer in higher than ours.. and they accepted.:(
We really liked the house but aren't prepared to go any higher. do you think this could be untrue and just a way for us to try and increase the offer or are we better off cutting ties?
Such a ball ache this house buying malarky!

Ooooh! The day after ..... It does happen for real, but these days it seems to be more and more common. If you are not prepared to pay any more, then walk away. If it was a ruse, they will be back. And you will have an opportunity to drop your offer.Hi, we’ve had to remove your signature. So if the owners have accepted the other offer..............
Did the EA explicitly state your offer is declined outright, or ask if you were going to increase your offer?0 -
It's possible the offer doesn't exist but in case it does I'd reinforce what a good position your in and say that it justifies your lower offer. Plenty of house sales fall through so it's very possible that they'll bail out and the sellers will come running back to you.0

Yes, but the OP needs to make it clear that their offer is open for acceptance for a set time, and that they're not going to wait around for the seller to get back to them in Feb 2013.....0
