Estate agent fee to take flat off market

Hi folks,
My flat has been on the market for nearly 18 months...no luck selling, so thinking of letting it out! Every 6 months I've had to pay the estate agent a further £250 for re-advertising on all the appropriate websites. This will be up for the 3rd time next month but the estate agent says even though this has run out I still need to pay £255 + VAT admin charge to take it off the market!! It sounds scandalous! Any advice???

What?? Is this a new thing?! I have never paid an estate agent a fee to market my house sale. The fee has always been an agreed percentage of the sale price they manage to get for my property. Did you actually sign a contract with the agents agreeing to that fee every 6 months whether they sell or not?DMP Mutual Support Thread member 244

It's a fee every 6 months to pay for advertising on the relevant websites and the local property paper....I'm away to check the small print!0

Sounds like they saw you coming!
I'd tell them to provide you with evidence that they've made enough of an effort to sell it, otherwise you won't be paying the fee!

Not sure when you last marketed a property, but EAs do charge an admin/set-up fee now - maybe not all of them, but its common. I think so many lost out due to market being so slow and people taking properties off sale, they charge for the initial admin, advertising, valuation/photo/measure up visit, etc, otherwise they do all the set-up work and don't get paid when vendor changes their mind.
As for OP's query, I think their charges seem excessive. A one-off fee at the start to register the property for sale is one thing, but a 6 monthly sale "renewal" sounds way OTT.0 -

That's a contradiction in terms; you want it 'on the market' but the EA is not to 'market it'

Hmm yeah let them carry on marketing it. You can refuse all viewings. What are they gonna do about it?
Edit: Ahh I mis-read. You either pay to have another 6 months or pay to stop marketing. That's ludicrous! Does it say in your contract that that's the case? If so, looks like you'll just have to suck it up and pay. I'd be interested to know if they'd bother persuing you for the 'stop marketing fee' though!What matters most is how well you walk through the fire0
