Is this common ? Advice needed

Dear all,

we are about to rent a flat in Cardiff from https://www.citylofts.co.uk . they said though we are moving in from 5th of april, they are asking to pay rent from 1st of april. is this common practice? and secondly they adverised 12 months fro the 10months prices. but now they are saying that we do not need to pay in 11th and 13th month. so we need ot stay 13 months insted of 12?

could anyone brighten me up with the above 2 questions. u advices and suggestions are greatly appreciated.

    Its a contract, you can agree what you like. You can agree start 1st of the month, or if you say no, start 5th they can accept or decline. There is no property or contract law saying it has to start on the 1st, they are just trying to get more money from you.
