See if my head gets shot off again

Originaly joined this forum a week or 2 ago to vent my frustration at B&Q over refunds and got shot at ! however lets have another go
I have a part share in a family owned property ,we all have a little of the rental income , it rarely comes empty not like every six months or anything like that . It always falls on me to advertise and deal with all that kind of stuff phone calls etc etc .I found a couple for it through a card advert in Morrisons I have ordered 2 credit checks this morning from private landlord directory which have not yet been e-mailed to me , I spoke to someone else who says where she gets hers they come back almost instantly .I need to get things together as its not only my decision who rents it.
Should I have had them by now?

    a) E-mail isn't an instantaneous communication mechanism although most people think it is.
    b) Have you checked your junk mail box?
    c) People advertising in supermarkets aren't necessarily the most reliable or rapid companies. Is there a reason why you didn't use one of the more "reputable" ones or was it just cost? (not that that's necessarily a bad thing but it might come under the "one to avoid next time" umbrella)

    How did you order the checks? Was it through a website? If so, what's the website? Maybe it has a contact number on it, or we can find one by another way.

    Edit - you mean private landlord directory as in this site? http://privatelandlorddirectory.com/credit-checks/

    It could be that the credit agency are doing a really good job and asking the potential tenants' employers for written references as well as previous 1/2 landlords.

    I'm sure it would tell you somewhere how long they usually take.

    Had them sent through one is green low risk one is orange but says most lenders would give credit or something along those lines
    panic over
    the employers are fine and have gone on gut feeling before
    so thanks for not shooting my head off and the next post hopefully will be not something to complain about

  • Hi Loumini. Hope you aren't put off posting. The thing with MSE is it is huge and different boards seem to attract different types of people. Some boards are more helpful and supportive and others are a bit more argumentative, it also depends on whether you happen to come across someone who is having a bad day and whether you are having a rant or asking for advice. Personally I've found all the debt ones are very friendly - debtfreewannabe, bankruptcy etc, as is this one and the family one seems friendly but I don't really visit the other boards much. I think Discussion Time can get very heated and argumentative so you'll need a tin hat if you want to venture there :rotfl:

  • Use Right move to advertise via someone like UPAD you'll get much better response...

    I use references from NLA - the full ones, £23 each I think
    , very prompt & thorough.

    A landlord association like NLA gets you loads of tax-deductible support - paperwork, helpline, training etc...

    Education is usually cheaper than ignorance

    Joining a landlord association is a great idea I use RLA but as said above NLA or reigonal ones would be good .
    Reading your original post though you only have one property and if advertising in the supermarket has worked well for you then great its what ever works well just go with it .
    The credit checks I always use the lowest price credit check I can find , a credit check is a credit check who ever does it its only the public information that is available ,I supose £23 would be fine for full referencing but at the end of the day its a call to former landlord employer and checking affordability through statements etc , I would not pay another £15 each for something I can do myself , but once again its whatever works for you .
