How to find a surveyor?

How do you go about getting a surveyor when buying a house?

Is it normally through the mortgage lender? How would you find a good one independently?

    All lenders will appoint a surveyor to do a 'Valuation'. This is for them.
    Most will also offer you the option to get the same surveyor to do a survey (there are various options) for you at the same time. They will have set fees for this.

    Or you can employ your own surveyor independantly.

    Traditionally this was more expensive than getting the lender's guy to do it as he was already visiting the property and assessing it, he just had to do a longer more in-depth visit.

    But these days surveyors are getting very competitative as they want the work, so it may be cheaper to find your own. Use a RICS surveyor.

    Get quotes and compare (just as when selecting a conveyancer).

    When selecting a conveyancer we found the website www.compareandconvey.co.uk and were able to select a conveyancer based on customer reviews as well as price. I found this very reassuring (and it allowed me to avoid a couple with bad reviews).

    Does anyone know if there is a similar thing for surveyors? (mybuilder.com for example doesn't list surveyors) as I'd like to know something about their work before using their services.

    I just hope that when looking at 'price' you were looking at the smallprint too. Some advertise cheap base rates but have all sorts of hidden 'extras'. See here.
