Can I or not claim on House Ins.

I have a Steel lintel over a window on the weather side of the house which is badly rusting and the rust is exploding lifting 5 courses of brickwork and may well be letting water into the cavity. The lintel is either a hot rolled channel or a hot rolled angle which has no drip lip etc..

I've noticed one or two other houses with the same configuration as mine is suffering the same problem.

The house being only 30years old, could I make a claim on my house insurance for the repairs required.

    You can't claim for repairs, (eg. getting the rusty lintel replaced) but if there is any damage due to the water ingress that may be covered.

    I would think that the insurer would say that's it's a maintenance issue or wear and tear which is generally excluded from cover.

    I would possibly ring the insurer as an "anonymous new customer " to enquire if this sort of scenario is covered. If you ring about your own policy it can be recorded as a loss even of you are not covered and can affect your no claims discount the following year.

    If you don't make any "claims" you cannot affect your "no claim discount"!
