JSA and Landlords

Hi, If I sign on JSA and my landlord doesn't have me properly registered as living here etc. then will he get in trouble? I don't really know what he does about his official landlord stuff- I just pay in cash, but he's a nice guy and I don't want to cause a problem. Thanks very much for any info.

    Are you signing on for contribution based JSA or income based JSA?

    Will you be claiming HB and/or CTB?
  • Thanks. Just normal JSA. I guess that is income-based. No, I won't be claiming anything else.

    Are you sure about that?

    Not meaning to pry but how are you managing to pay your rent and live?

    The only thing I can think of is if you wish to claim housing benefit and you would have to show that you are liable for rent, ie. you would have to produce a rent book/contract to show you were paying rent.

    Have you been working recently? Do you have some savings?

    There is no legal requirement for a LL to have you registered as living there other than if you're a lodger and they get the annual electoral roll questionnaire where they have to state everyone 18 or over living in the property.

    The only five things a LL is required to do is:
    Get permission from lender if not a BTL/commercial mortgage
    Notify HMRC
    Get an annual gas safety check.
    Use a secure tenant deposit scheme if they ask for a deposit
    Comply with statutory obligations in respect to repairs, notice periods etc.
