Agree with this totally. We have said to EA's we want a property with rural views. But we still get phone calls, asking us to view this property or that. I always ask does it have rural views?. Usually it doesn't.
The last one the EA rang me about had a nice garden 'near rural views', that is, there was another house beyond the garden, and then beyond that were rural views! It was a bungalow so there were only rural views if you had a periscope. Even though I stressed the importance of rural views the EA still wanted us to view. But it would have been a waste of my time and that of the vendor. But some EA's are very persistent and I can understand why some buyers just give in and view.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

I've a big list of "wants" in a house .... but I know I won't get them all..... so you have to see the "might be persuaded if it feels right" ones .... just in case. Often, too, there's no floorplan, or the agent's missed out details that you are looking for ..... so you never know. Also, often details mislead ..... and a "modern/refurbished kitchen" turns out to be "god awful, black and dark wood black hole of Calcutta"
Often, when you buy, it's just because it "feels right" despite something annoying.0 -
That is probably the issue. It probably is not a total show stopper, but taken with a number of other factors, viewers don't want to make an offer. They won't name this as the factor because to them there is no single factor. So instead they pick on random largely irrelevant factors. Probably they tell the agent they don't like it and when the agent presses for something more specific, you get a garbage answer of some factor that is largely nonsense.It is situated amongst private housing, overlooks trees but is fairly near a small ex council estate which is what they dont seem to like. Apart from that, it is walking distance to a briliant school, lovely park and a variety of shops.
If I was really pressed by the agent and did not want to give feedback that would have you scurrying around to no good cause, I would pick on a factor which you could see from the details, such as saying I wanted a more mature property when I looked at a newbuild.

The property I am trying to sell is on a road callled **** HILL - apparently the viewers last week though the house was perfect but didnt like the fact it was on a hill!0

Many years ago I worked for a few weeks in an estate agents. I did the persuading to make one chap view a house he had dismissed when he elaborated on his requirements after viewing something he'd chosen but which wasn't suitable.
His reason for not viewing my choice - didn't like the blue front door on the details

We had a viewer complain that the didn't like the house because it only had three bedrooms when they wanted four. I was annoyed because it was very clear on the particulars that it was a 3-bed detached. They were 3 big double bedrooms though, and one could easily have been converted to make a 4th double bedroom.
The house also had planning permission to convert the existing garage into a large family room, and to build another garage. The same viewers came back a week later to say if we did the garage conversion and build they'd be 'interested'. Needless to say, we declined their kind offer.0 -

Yup, that hit the nail on the head. Too true.
The best photographs in the world can never put across how a house "feels".
And some houses, despite falling short on certain " should have" or even "must have" criteria have one or more compensationg features which eclipses ALL their flaws. Could be that you see a stunning sunset from the kitchen, or a romantic garden which lifts your heart, it might be seeing a group of neighbours having a chat and smiling at you....or maybe, that it just feels like home.
It must be hellishly frustrating to have strangers trundling round your private space, your home, and then dismiss it for something they ought to have deduced from the details.....but UNTIL you ARE actually in a house you really CANNOT know whether or not you are going to like it.
Viewing a house is like going on a blind date - until you actually "meet", there really is no way to know whether you will or won't click. I realise this sounds daft....but it's true.
And, really, all people are saying when they state that the bathroom wasn't big enough, the lounge a strange shape, the driveway too narrow, or whatever they lament about, is that they didn't click with that house. If they did, all the flaws might still bother them a bit but not enough not to buy it!0 -
Agree with a number of the above posts that a lot of it is down to estate agents.
I was looking at 2 or 3 bedroom houses with the strict requirement that it must have 2 double bedrooms. On estate agent suggested I view one that had "just come onto the market so they hadn't got the details yet". Is this really EA speak for doesn't meet your requirements but I want you to view it anyway?
The house was a 2 bedroom house but the second bedroom was only big enough for a single bed. What else is my feedback supposed to be?0
