Things are finally proceeding!

Just thought I'd update everybody who has offered their help and support over the last 2 months.

As some of you know we had the buyer from hell who pulled out because of the survey on our property. Anyway our EA pulled out all the stops found us a new buyer after a week and their survey came back yesterday, they rang today to say the survey was fine nothing more than general maintenance issues plus the damp issue (which we'd already informed them about), the house is in great condition for 110 years old. They are paying for their searches on Monday as are we for the house we want and its all proceeding, finally!

Just wanted to say to all those people, just persevere and don't get too stressed I thought I was going to have a heart attack (i'm only 28 lol!) after all the stress and heartache when our first buyer pulled out, but things work themselves out. I am so happy.....I'm sure solicitors will have something to stress me out with now, watch this space!
I wished the buck stopped here as I could use a few!

    What was the reason in the survey that they pulled out?

    We never actually got to see the survey as the previous buyer's refused to let us see it (fair enough). However, when he finally pulled out he said 'he wants to buy a house that requires nothing doing to it.' The house was built 1896! The list he provided my EA was as follows:

    - Replacement roof timber (my question all the roof, some of the roof?)
    - Damp proof needed on external walls (which external walls, front/back/all?)
    - Ventilation to chimney needs improving
    - Repairs to chimney stack
    - Repairs to roof coverings (all the roof, some of the roof?)
    - Replace gutters
    - Pointing (all the house, front/back?)
    - Repair rear boundary wall (admittedly that's like a donkey's back leg!)
    - Gas and electricity check
    - Need to gain entry to loft (surveyor couldn't do that when he was here, ladders too small)
    - Gas fire and boiler service (had it serviced last month, got a certificate)
    - Surveyor couldn't find the stopcock (if he'd asked I was in the house at the time, I would have told him it was under the kitchen sink!)

    The things I've wrote next to them were from a previous post,we offered to pay for the damp as we believed that was a problem but everything else was general maintenance etc. Our current buyers are FTBs and one of their parents works for a high street bank they said the survey was fine.
    I wished the buck stopped here as I could use a few!

    I had a survey done on the house I'm buying and it came back with a lot of work and the house was valued lower than what I agreed to pay. However, I provided my EA & vendor full report and even the surveyors phone incase they had any questions!

    What's there to hide? In the end I ended up paying the new valuation figure (vendor reluctantly reduced it - but otherwise I wasn't going to buy)
  • I'm stumped. Why would anyone want to buy a Victorian house if they wanted something that was maintenance free? The mind boggles :D

    I wouldn't worry unduly about the list of defects you've given us, it's absolutely typical of a house of that age :)
