    Edit: Although now looking at your birth year (I presume 83 is your birth year?) you may have won. I could have sworn I won that. Anyway I managed to reach 28 before I was allowed to escape ;)

    Scary, maybe I am on the same path to the darkside and I just haven't realised it yet.

    Hmmm. I had wondered if I should charge for them.

    Mind I am increasing the rent at the end of summer.
    Now the bath fills each time it rains it stands to reason they're using less water. Seems to me that that is down to my decision on the roof and I think I should see some benefit.

    This is so true, but unfortunately people seem to get mixed up with the idea of having a roof over their head and owning a roof over their head. One is a necessity and the other isn't. Perhaps if this country wasn't so addicted to the idea of home ownership, we wouldn't have an underclass of people priced out of the ownership market and getting increasingly frustrated and bitter. My hope is one day that people will see through the illusion and realise that there is more to life than sinking a substantial amount of wealth (which represents years of hard graft and sacrifice) into a pile of bricks. I'm not holding my breath.

    People obsess about buying a home because there is no security of tenure in the private rental sector. 6 month ASTs mean renters are entirely at the mercy of their landlord and can't make long-term plans because they can't be sure where they will be living next year. Also sky-high rents increasingly force people to live in shared accommodation into their 30s and older - there's no way to start a family when your flatmates are the other side of the wall.

    Owning a home - or having enough children to get to the head of the council list - is the only way to gain stability in the UK these days. No wonder people are obsessed with it, and angry about the inequality.

    I do think that telling people who are denied something to stop wanting it is a bit of an odd thing to suggest. If a starving man forgets about food and concentrates on the other wonders of life then he is not doing himself any favours.

    Professional landlords prefer long standing tenants also. Relationship works both ways.

    Absolutely. So why don't tenants look for longer AST's?
    I'm happy to give 12 months. I'm happy to provide references to past tenants who've occupied for 5 years before deciding to leave.
    It's always me who offers this to tenants, they never seem to have the gumption to ask. I guess they're worried about offending me? If a landlord is getting offended about that they're no kind of professional landlord.

    That's because until you live in someone's property you don't know what kind of landlord they are.

    Lots of agencies give tenants 12 month contracts but they are the devil to deal with on both sides. I've had to advise people I've worked with who rent when they have had a major emergency i.e. massive water leak, boiler failure in winter, to get in contact with the landlord directly. On every single occasion the landlord has not been informed.
    I'm not cynical I'm realistic :p
