    Another point about marketing your house before you buy this one ... remember that you can't actually buy this until yours is sold. Who knows how long that could take. And, of course, you don't know how much you can afford to spend on a new house until you know what you're going to get for the current one.

    The lower risk option is to forget this one, put yours on the market and then look again once you have a firm bid on yours.

    Yes you can, it is just very expensive. :)

    Alternatively sell your house and rent for 6 months while you buy your new place. Make sure you knock the purchase price down by the amount of rent that you have to pay out.

    Ive worked in Estate Agency for nearly 8 years, and my advice would be the following>if you see a property you wish to buy, and havent yet sold your own, it doesnt matter how high your offer is(in most cases) because your not in a position to proceed , most vendors will accept an offer where the buyer has either nothing to sell, ie a first time or cash buyer or those who have sold subject to contract even though their offer can be substancialy less than yours.. In your situation I would advise you to do the following. If you really want to continue to buy this property I would find a good agent one who charges a "No sale NO fee" that way if there is a sale agreed on the house your after you can take your own off the market without incurring any charges.
    Next if you get an offer on your own property (and the chains complete etc) you can then go back to the seller with your offer, you can even revise your offer if you want, because you will then be able to effectively proceed with the purchase.I wouldnt advise you at this stage to keep increasing your offer, basiclly your wasting your time until your owns sold.
    If your worrying about agreeing a sale on your own house, and loosing the one your after, please dont worry, you can withdraw your house from the sale for any reason at all , until you exchange contracts in approx 6/8 weeks time
    Just as a final note, the agent who is selling the house you want, should notify both you and the seller of all of your offers in writing, and also confirm if they are acceptable or not to you in writing.. have you had any correspondence at all?

    I would like to say that I really understand your dilema here, it happens all the time/ but try not to get carried away with things.. and dont let the Agent mess you about!!

    Er forgot to mention, once you have an offer on file, as in your case. The agent should keep you fully informed about whats happening with the property you want. Unless you withdraw the offer, but as you seem to have been messed about I would suggest calling them , and advising them that you want your offer to remain on file, and that you wish to be advised fully of any developments.. oh and whilst your on ask them to confirm all your offers to you in writing.. let them earn their fee!!

    I have just bought a house and i kept ringing the estate agents about it and kept getting told different information. WHat I did in the end was - i went round to the guy's house and told him how genuine I was and interested, I made him an offer. He said he would except that offer. We shook on it. i phoned the estate agents and made the offer officially, he accepted it and the house was taken off the market immediately. I now get the keys on the 15th April!! :-)

    I have decided to pull out of bidding, I am just not prepared to keep bidding on something and am not prepared to put my own house up for sale without knowing I can get the house I want........ I agree with what everyone is saying and think if anything it tells me Im not ready to move,, if in the future Im looking to move I will do it as suggested here, the problem this time was I wasn't and aren't looking to move I just seen what I thought was my dream house,,

  • When buying or selling property always ask your Solicitor/Conveyancer if they do an "Abortive Insurance Scheme". Mine did when I recently moved costing £35.25 per transaction. Well well worth it because this meant that if on sale and purchase I had got to the stage just prior to exchange and my purchaser decided not to proceed then my legal fees would have been covered because I had taken the Insurance out.

    If however, I had not taken the insurance out which was totally upto me if I wanted it, then I would have been liable for the costs for all the work carried out to date.
