    Caela, a public forum like this is like taking a sample of public opinion in the street - you know, like "We stopped 100 random people and asked them ....".

    Some people will say "I don't know"; some will guess and try to give you an answer which may be way off the mark and send you on a total wild-goose chase; some will launch into a long and informative explanation of how you should address your problem right down to dotting the last "i" and crossing the last "t"; some will claim to be experts, but waffle on about nothing whatsoever relevant to your question; some will be experts but decide not to help you for fear of becoming enbroiled in your problem; some will give you an answer they think you want to hear; some will play devil's advocate and start an argument for the sake of it; some will just smile and walk away!

    However, what it boils down to here is that many replies (myself included) have advised you that you are not looking to sue the correct person. Whether or not you have a case, only a personal appointment with a legally qualified person to review your particular circumstances with be able to confirm - no-one here can tell you. However, sueing the EA is never, ever going to get you anywhere!

    If you feel you have a case, you need to sue the person at the top, the one holding the purse strings, the one who financially benefitted from the rent you paid to live in this horrible property for all those years and the one who was ultimately responsible for the condition you claim it was in and the neglect of repairs ... that person is the LANDLORD!!!!!!

    Ah see, you haven't followed at all busy as you were 'fellating your ego' (that sure is one for the album).
    OP does not want to spend money, or even get any sort of reasoned advice, she wants to get c.o.m.p.e.n.s.a.t.i.o.n.

    She's lucky that at least the mates down at the pub were more helpful than us fools: First thing tomorrow morning she's off to the police station to sue the EA, she'll get 10-20k easy (Big Tim's mate knows someone who did that and it worked easy peasy).

    OP they are giving sound advice, if you go through a small claims court and sue the wrong person aka agent then go back and sue LL you will look foolish and a judge will frown.
