Opening offer

Found two properties we are interested in and would like to gauge opinions on opening offers should either meet our wish list.

Property one, been on the market since October 2011, Offers over £400k, then reduced May 2012 to offers over £385k, and reduced this week to offers over £375k.

Property two, been on the market since March 2012, offers in the region of £385k and redcued last week to offers in the region of £375k.

We were thinking of simply starting at 10% below but would be interested in others opinions. Thanks

    Bid what you want, as many people keep asking this question - there is no "rule of thumb". If the house is up for a lot less than its worth then the vendors most probably won't take less. If the house is up for a lot more than its worth, then offer a lot less than its worth.

    My property was up for £175k, lowered to £168k, I put in a one and final offer of £163k and they accepted but on the basis it would be a quick move.

    The same type of property in another block sold 2 months before for £180k, same size etc.

    Before thinking of an opening offer, decide at what price you would walk away. Then decide your opening offer.
