how long after buying a house.....

do you have to possibly raise a concern about the survey that was completed when you purchased?

Owned home for 6yrs, and had some builders out for some works and it has come to light that I should not have a wooden lintel above a ground floor window and it should have been replaced when upvc windows were installed (done before we purchased yrs ago). Apparently this is something that should have defo been picked up on our survey and we should have been informed.
Now im worried and its going to cost a fortune to get sorted

    Interesting thought. We had a survey done and I don't think it was great but never particulary thought about complaining. With mine they were so vague (ie covering themselves) that personally I probably wouldn't get very far. Guess the level of survey is important - ours was the one above the v standard one.

    How was the surveyor supposed to know that the lintel was timber?

    I assume that it was plastered and decorated? So tell me how a surveyor is supposed to see through this? He can only comment on what he can see.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    In any case (to quote Phil from a previous thread) you have two hopes going after the surveyor on this one No and Bob. :D Even debts are statute barred after 6 years!

    If you are worried - get a second opinion. It may be that the builder is talking the job up.

    BTW I have no idea if his assertation is correct or not TBH.

    done before we purchased yrs ago
    "Years ago" many windows had wooden lintels.

    Not sure what a builder would charge but I have removed 7' wooden lintels and replaced with RSJs (on my own) in half a day.

    I have a wooden lintels above my ground floor windows. They are solid oak and been there since 1840.

    I would be looking more at exactly when the double glazing was replaced , if it was since the new regs came in re being Fensa regulated or if not certified/inspected from Building Control.
    If window was replaced and was signed off through Fensa/Building Control I would raise a complaint with them tbh.
