I should also mention, this possible new house isn't just good because of the location, it's also a detached house (Mr VMD 's biggest want-tho I'm not sure what the big deal is!) And also has a dining room and a garage which we don't currently have. :T

The market in our neck of the woods is quite bouyant for all properties. That's good when you're looking to sell, but a bit stressful when you're waiting to sell. Vendors are not accepting offers unless you either have formal offers for your own property or are not in chain.
Re. childcare, it's probably worth calculating the cash value of having parental/inlaw support. Granted, it's not all about the money, but it is an increasingly significant factor nowadays. For us, two days a week for two years will save £8-9k.
For properties outside of the babysitting 'catchment area', we're mentally deducting £10k from what we can afford to reflect this.0
