Plaster coming off

Seventh Anniversary
Help, plaster is coming off walls.

It is old horsehair plaster which is crumbling and new patched plaster is coming off also.

Is it a humidity problem (have a damp problem) or is it because in places it has been done over wall paper?

It is a social rented house so repairs are patch repairs.

    I took a peek at your photos - all I can say is: Its rough, even for social housing ! I have no idea of the standards for SH but I would have thought a dry interior would be basic.

    In answer to your question, AFAIK, plaster should never be applied over wall-paper. Equally, the old horsehair plaster may have "blown" or lost its adhesion to the bricks or laths, or whatever's underneath. The damp won't have helped.

    The LL really needs to fix the damp problems first, then when its dried out he should sort the other problems.

    The gap round the window could be fixed with expanding foam.

    I expect repairs to be minimum and expect a lower standard at times but nowadays repairs are shoddy. But thanks, when anyone says it is ok to plaster over paper I will tell them it is not.

    I did get someone in privately to do part of one room and I took the old stuff off first. It has stayed put and not cracked or crumbled. So maybe that it the way to go.
