the floor was tile effect laminate, and the joints had all buckled, due to the water damage.

Plumber "thinks" you have a leak in supply pipe.

Have you got a meter near the company stopcock in the road? If you have then just turn off your internal stopcock and go watch the meter. If its still going round you have a leak in the supply pipe. If its not then all this talk of digging is cart before the horse stuff.

ive pulled up the floor cause it was totally warped. the underlay was soaking, starting to smell etc. so water is getting to it somehow and it would need to be replaced regardless.
This implies that the leak is internal and not in the supply pipe. Remember that water will travel some considerable distance by capilliary action through the underlay so don't expect to find the leak internally where its wetest. What SCRGI says about copper pipes in concrete may be very germane.

Germane is the chemical compound with the formula GeH4, and the germanium analogue of methane. It is the simplest germanium hydride and one of the most useful compounds of germanium. Like the related compounds silane and methane, germane is tetrahedral. It burns in air to produce GeO2 and water.

Really not quite sure what that has to do with the price of fish :D

I am sure you will find the ordinary and intended meaning of germane if you use a dictionary rather than wikipedia
