Camping in Bulgaria

My partner and I are looking to move overseas. We've seen land for sale in Bulgaria http://www.bulgariabid.com/

I'd be interested to know what MSE'ers think about this. Has anyone used this company?

We've spent a long time in the UK looking to set up a campsite, but the planning laws are prohibitive. So we're looking to live under canvas / under shelter overseas and this all looks good and the feedbacks good too.

What questions would you ask the company? We'll be calling them tomorrow and have a list ready, but don't want to leave anything out!

    Just beware when paying deposits up front etc. And make sure the person selling the property actually owns it.

    personally i would seek advice from a UK solicitor who has experience of the bulgarian property market. not sure if they exist, but i wouldn't be taking much notice of opinions on forums.

    probably more important than the legal advice you might need - have you actually done much research into bulgaria, living in bulgaria, running a business in bulgaria. do you speak bulgarian? etc.

    i would be identifying the right country and then thinking about property, rather than moving to a country because i can get the sort of property/land i was hoping to get in the UK but could not, that sounds like a recipe for disaster to me.

    Bit of a minefield as you may well pay for a property only to discover that other members of the family also say they own it ?
    Please be very careful when parting with your money as you need legal help and all paperwork must be in english and checked by a solictor with knowledge of property law in the country you want to buy

    Same as uk make sure deeds are rigistered properly and ALL BOUNDARIES ARE CLEAR.

    As long as your deeds are registered correctly with correct boundaries. Then its legal. Same as UK.

    Flats etc are a bit different.

    I had a neighbor that had that problem and the deeds were wrong. The deeds are held and registered with a government office.

    i have heard of people not getting any deeds.

    Deeds contain similar info too UK, but you may sometimes have to ask for a plan of the property you are buying. If the boundaries are not clear get a surveyor in same as UK.

    You need to be realistic and pragmatic.
    There is very little demand for camping or caravan sites in Bulgaria.
    One main reason is that hotels are so cheap, the people who are outdoors types have access to state owned cabins/lodges when walking, and many people have rural properties in their family.
    Add to that, the hassle of permissions, access roads, power, water, drainage, property rights, accountancy laws, lack of language skills etc etc, and it's a no go.
  • My very best wishes to you, but please be careful! I have seen a colleague lose everything, including pension, in Bulgaria. This was due to legal shinnanigans.

    I have always understood that to own property in Bulgaria you need to be registered as a company there with at least one Bulgarian national as a director.

    I have no idea if that is true but a friend that bought land there had to almost give it away when the plans did not work out as he wanted them to.

    Do your due diligence before parting with money, if you start off believing the worst then you wont be disappointed.

    We bought a country house close to the beach, 20 minutes from Ruse for about £6,000, 2-ish years ago. This was from Rightmove.

    Instructing a UK-based solicitor to do everything will be essential, as you have full comeback if anything they should have controlled goes wrong (like deeds), but as Chewy says, I'm not sure if they exist.

    We had the advantage of a Bulgarian speaking client who was happy to give us a hand, making sure that everything is in order. If you have one of these, then brilliant!
