Advice House Swapping !

Hi

To cut a long story short, my Mum inherited a bungalow that they they have been unable to sell since putting it on market nearly a year ago. The prob is the garden is HUGE and has put people off. Anyway a couple want the bungalow now and have put their house on the market purposely to buy the bung. My parents want to do an exchange of each property as the couple 3 bed terrace house will be easier to rent or sell and can provide more rent than the bungalow.

Both house are currently on the market with the same estate agent. My Mum now wants to try and get of paying the estate agent more than they should as between the seller and buyer they could pocket about 5k in fees for not doing anything hardly.

My mum wants to tell EA that they have decided to rent and take the bung off the market and therefore the buyer take his off too as the bung wouldnt be for sale anymore. Obviously a fee will need to be paid for what the EA has done so far.

The smarmy EA also told the buyer thast it was his idea that we do an exchange !! ( My Dad has already complained!!)

Does this sound ok ? to tell the Ea this senario ?

    Bungalows with HUGE gardens are normally snapped up by property developers, assuming planning permission can be obtained to re-develop the plot. Have you considered auctioning the bungalow?

    No they havent, both parties are really pleased about swapping houses. It seems an ideal situation.

    Thanks for your suggestion I would of suggested it had they still not sorted it out.

    how did the couple find the bungalow? if it was through the EA, he is entitled to his commission on the bungalow sale. If the thought of swapping only came about as a reslut of discussionn then I don't see how the EA could claim commision on this half of the deal, unless he has sole selling rights instead of sole agency.

    My Dad knew these people had a house to sell and where it was so got details off the net. The EA said what have you done that for ? Dad said cos he was interested in it. Then the EA twisted it to look like it was all his idea.

  • Obviously I don't know the size or layout of the bungalow plot, but if you could section off half the garden and sell it with planning permission for another dwelling you could well be thousands of pounds better off.

    I dont know the exact size but we used 500 rolls of turf to lay the lawn. A great space for rounders or cricket.

    My folks want it off their back as its been round their necks for ages, swapping it seems to best idea. I dont think they are too interested in getting the maximum price. Thank-you for your input though.
