Leaking radiator?

Hi everyone,

In the process of buying a flat (yippee) but the homebuyers survey has said that there is a leaking radiator that has rotten the floorboard (I believe only one) beneath the radiator.

I know this is a VERY broad question, but is there anyone that has a rough idea of how much this might cost, even if your answer is 'somewhere between 50-5000' it would be very useful!

    May be the valve rather than the rad in which case less than Bazster suggests. Get someone to look at it by all means. Don't trust much in an HBR. Its mostly all BS and CYA.

    Yup to all of that, I was guesstimating a new rad. It might just need a joint tightening (I wish someone would tighten some of my joints).

    Its probably not a big job. Is the ceiling below showing big signs of damp? If its just a water stain and the plasterboard isn't completely rotten then that can just be repainted using a water stain blocking paint first.

    Hows the carpet around the leak? Is it stained and needing replacing or would you be replacing that anyway? To repair you will need to pull back the carpet remove probably two floorboards maybe four and fix the leak which is probably just a loose fitting around the valve. Replace the boards and put the carpet back down.

    Its not a big job unless its very bad and requires the ceiling underneath to be patched or reboarded in places and the carpet replaced due to staining. It wouldn't put me off buying even then as if it were that bad you could bargain the price down and its still likely to be well under a £1000 unless its very expensive carpets and tradesmen.
