Cost of refurbishing a 3 bed home from scratch

    I'm almost finished on my 3 bed semi. I'm around the 19k mark on costs, the largest being:

    Benchmarx kitchen fitted (inc appliances bought online)
    Bathroom fitted
    New combi boiler fitted in loft
    Took down two internal walls (one structural - inc building regs and SE costs)
    Plastering (3/4 of all walls and ceilings)
    Elec rewire upstairs + kitchen
    Laminate floor downstairs
    Various inc paint, skirting, tools, various materials etc

    To do:
    New front door
    Carpets upstairs
  • I'm on my third and I saved costs by doing my electricians course first. Took me a month and cost just under £3k but well worth it as I've saved a fortune by doing the electrics myself!
    I haven't spent more than £14K on any of my properties, and although I did the majority of the work myself I did outsource for some of it!
    There are always ways of saving money, you just have to be thrifty!!!

    Good luck with the work OP. You'll get lots of good advice on here about specific jobs as you go along, and the blood, sweat and tears (and money!) will be well worth it in the end.
