Renting out-tenancy agreement help!

I'm looking at rentring a newly purchased house to tennants. what is the best and cheapest way to set up a tenancy agreement? And how is the best way to get tenants? I have some experience of this before and did everything thru an estate agent who charged me 10% of my rental income per month. I have spoken to a letting agent who wants to charge me £500 to set up a letting/tenancy agreement and find and vet my tenant, but this will have to be done every 6 months I assume. Is there a cheaper/better alternative?

    I just did it all myself, found my tenant and used the forms off the website https://www.residentiallandlord.co.uk and bought an AST form from WHSmith for about £5.99. Then I got references from employers, banks and got a guarantor to sign the AST. The agents are the middle man and if you can cut them out of the equation you can offer any prospective tenants a better deal. I knocked some money off the first months rent as I wasn't having to pay agents fees.
