    The advice I was once given by an auctioneer was you only sell stuff that's difficult or urgent to sell (i.e. wrecks or repos) or will have a high demand and is difficult to price (isolated chocolate box cottages with roses round the door). So HCR's will either not be wanted or not be needed. Just IMHO.

  • Yes I agree with BobProperty, that HIP is not suitable for purpose. It will only extend the length of sales; and fuel the Chancellor with yet another Stealth Tax!

    Energy Performance Certificate? :rotfl: :rotfl: My traditional Spanish village house is old and literally full of holes! They are there to provide ventilation for when bottled gas is used and were put there by the equivalent of a CORGI fitter!

    My storeroom 'window' is just a hole in the wall with bars over it.

    The entire house is uninsulated and none of the windows (including two new ones) fit properly. We do have shutters on all of them though.

    And ours is pretty good for this particular type of house. Some people in our village have no glass in ANY of the windows, just shutters.

    We'll all be falling foul of requirements of the energy performance certificate then!:D :rotfl:

    Whilst I agree,we are being subjected to more Nanny state intervention ,yours is a totally different climate and not a true comparison.
    But perhaps I missed your point,is it the fact that this will be enforced throughout-out the EU and how ridiculous that would be.:rolleyes:
    But I do know that Spanish new builds must have wall insulation.

    If you think you're going to want to sell a property after the HIP deadline then advertise it on Gumtree or similar before the deadline. It costs nothing and that way you can prove it's been on the market prior to the deadline.

I was just thinking of these villagers here. They just will not comply with it any more than they pay any property taxes they don't agree with. Andalucia is an autonomous region, and rural Andalucia is simply a law unto itself

    But I do know that Spanish new builds must have wall insulation.

    My house is built from concrete, brick, rock, adobe, rubble, slate, breeze block and mountainside. It is impossible to insulate it other than to put false walls in and insulate those as my husband has done in a couple of places.
