Baxi 105E leak

Just want to be a bit prepared before I get a Gassafe engineer out.

I have a Baxi 105E which has a small but persistent leak.

When I take the cover off I see what I believe is the 3 way valve. The valve has a small rod in the middle which comes out when a hot water tap is turned on. This rod pushes a microswitch.

When the rod is out – no leak. When it returns in – leak.

I have found a diaphragm repair kit which is around £7 or a replacement valve which is around £40. (and a valve assembly which is £130)

This link has the valve – my leak is from the hole in the hexagonal right in the middle.

Does anyone know these boilers? Am I likely to be facing a replacement valve?

  • If I were you I'd change both the diaphragm and the cartridge (which is the bit you're saying is leaking). You dont need to be Gas Safe Registered to repair or replace these bits but if you get it wrong you could end up with a bigger bill. If you have the instruction manual with you follow it and take your time. Dont forget that you will have to let the pressure out of the central heating side and the incoming mains cold water side. You shouldn't have to drain down the heating circuit just the combi.

    this is part of the divertor valve, yes you can buy a service kit for most valves however to fit the kit the valve will most likely need to be taken out, it depends how old your valve is sometimes a new valve is the best way to go, the diaphragm is just a big rubber washer & the pin will have an "o" ring on it which prob won't come with the kit

    There are 2 kits for the Baxi 105e.

    One is just the diaphragm, whilst the other is the diaphragm and the front retaining nut that the pin slides through. This will have the new 'o' ring already fitted and greased ready for the pin to go through.

    About a 10-15 min job and only needs the front half of the diaphragm housing to be removed after the cold mains is turned off.

    Easy DIY job, or about £75 + VAT for a local RGI to fix.

    Thanks guys, much appreciated. Found a kit that consists of diaphragm, O ring, sealing washer and gland seal so I'm going to give it a go.

    Has to be worth a try for £7.20.

    Just wondering if it is as easy to fit the diaphragm to a Chaffoteaux et Maury Britony II T gas water heater or is a certified gas engineer job? Thanks in advance for any advice.
