Question about planning permission for Garage

Hi :)

We are having a garage built (hopefully) and the plans have been submitted to our planning department. They have informed 2 of our immediate neighbours (either side) and a clinic at the back of our house and that is it.

Can a neighbour who has not been sent a letter object to our plans?

I am asking because we have a bad neighbour who would definitely try to stop us if he could but he hasn't been informed.

    Anybody can object, but only within the laid down parameters. They can't just not like it.
    This is an open forum, anyone can post and I just did !

    He's 3 doors down the road and won't be able to even see the garage from his property.. I just worry about everything because he's such a pig who has bullied everybody on our Close for years.

    He may well object, just to be awkward.

    If he has no valid objection, the worst that will happen is your application may be delayed a while.

  • Planning applications aren't just refused because people object. Like others say, anyone can object - it doesn't matter if they have received a letter or not. However, objections need to be on solid planning grounds, and if this person would hardly be able to see the garage, and assuming it's not of a really untypical design or in an overly prominent position, then they won't have any valid grounds to object.

    It is also unlikely he will be informed of any application (by the Local Authority) as from what you are saying his property does not abut yours and he does not overlook. So unless you/one of your neighbours informs him he may well not even be given the chance to object.

    I thought you had to have a green paper notice up on a lampost or something to inform the rest of the residents for a few weeks beforehand.

    We have just been granted permission for a porch and the planner came and attached on in July
    make the most of it, we are only here for the weekend.
    and we will never, ever return.

    For the type of development the OP refers to there should not be any need for a public notification posting (admit limited information given) - generally only needed for major developments, conservation area, public right of way etc or maybe in your case the officer felt your porch was effecting the overall 'look' of the area.

    Just to confirm and add some weight to the post above. Site notices are not mandatory, apart for certain types of applications and in certain areas like conservation areas. Planning legislation just says that applications need to be publicised, but in the majority of cases it does not specify how. It is up to an individual Council how they publicise 'normal' applications - most have strict procedures they follow, but most publicity will be slightly different from Council to Council.
