Cash to buy a small house, Advice please.

    I don't know the area well enough to comment knowledgably, but that plot does sound very cheap.
    I may be teaching my grandmother to suck eggs, but have you considered building regulations? Mad as it may sound to newbies, you can be granted planning permission for a dwelling that would not meet building regs. On most plots that it not a problem, but on some small or sloping plots it may alter the entire nature of the building.
    We paid - within the last 2 years - 60k total for the timber frame alone (to bespoke design) on a 2 storey house with a footprint of 96 square metres.

    Mark Brinkley's The House Builder's Bible is very helpful and it is easy to access information. I do suggest the latest edition as planning & regs alter and so do prices!

    Ive been advised against the area where the land is...

    We did visit a house today which was nice in carrville, it has an offer of 67.5 on it as its a repossession its 20k under any in the area, in my opinion.needs.around 10k putting.into it to make it nice. But its liveable at the moment. Was seriously considering.going for it. what do people think?

    The repossesion has gone to pulic notice today so that gives me 7 days to decide.

    Im looking for a solicitor in the durham area, anyone know of any to recommend?

    Ive contacted 3, one of which gave me a quote of £450 - (how does that seem) - also that one is no move no fee which could be helpful in a repossesion buy?? (Just incase i get outbid)

    have found a solicitor BHP in Durham, with a good price of £480. Though this does exclude searches i think...

    Any ideas on searches i believe this could run up a fee of £200-£300 in the durham area. Should i get them done or should I do them myself?

    Update:
    We have 3 viewings on Tuesday next week, and Wednesday is the 6th day of the public notice on the repossed house, so hopefully we will know on tuesday if we want to put in an offer for the repossed one.
