Making an offer...how low to start? And should I stipulate the kind of survey?

Hi,

I'm about to make an offer on a property with asking price £92000 (it's city center terraced, probably 1930s-ish).

I'm wondering how low I should start at if I'm hoping to end at a price of £86/87000.

Also: when making the offer, should I stipulate that the survey needs to be okay, and specify a type of survey?

I also read some advice here (by AndrewSmith I think) saying that one should stipulate that if the offer is accepted the sale board should be taken down and no further viewings allowed. Is that normal?

In addition: a potentially very silly question: I presume these conversations are typically had over the phone, rather than having to go down to the EA's place?

    i would defo stipulate that SOLD is put on the board and on the websites (and that it is taken off the market - no more viewings!)

    My offers have never been 'subject to survey' as that is implied and in any case, both sides can pull out at *any* time before exchange without legal issues

    No problem discussing/making offer over the phone
