Buying Cala New Build

We're considering purchasing new build Cala home at list price of £455k.
There are six plots left in the 35 house development. Three of the six are the type of house style we're interested in. The plot we want the house is almost complete, just awaiting fit of kitchen and bathrooms.
They have offered PX on our current house of £165k. This is waaay below market value, as the house across the street sold for £175k which has one less bedroom and one less reception room. This house sold in three days about a month ago.
We are willing to accept a low PX, if we can substantially reduce the list price of the property. Ideally we would like a 12% off list price to bring the property to around the £400k mark.
Does this sound realistic or am I in fantasy land?

In my opinion you are in fantasy land about them reducing the cost by 12%. That sounds like an awful lot!!!0

Also, don't forget you will probably not have estate agent fees to pay on the sale of your current house - nor the possible hassle of finding a buyer, and then coping with chains etc.0
