I'm just thinking that the new S21 has shot the landlady in the foot. By giving you a S21 that expires in March 2008 is she implying that you can stay that long? Say she decided to sell can she issue another S21 to expire in say June 2007? I think that would be confusing for you, which notice prevails? What if you'd made arrangements based on the first one?
It doesn't affect the notice you can give her, you can still give your notice when you like. But if it was a normal periodic tenancy the landlords notice would mean you don't need to give any yourself but given you've signed that extension I doubt that would apply to you.
Basically I think the new S21 issued confuses the landlady's break clauses in your extension and it's all a bit odd. Still if you understand it that's all that matters.0 -
Thanks Frank. I expect i will not be living there by the time the s21 takes effect, but it's interesting how much our letting agents seem so wedded to the section 21 despite all its problems.0
