Extension costs

Hi all…
So after the conservatory or extension debate – the extension has won!!!

Now I need a little advice before I start getting plans, quotes etc…

I am looking to build something like this:

Around 12ft by 12ft…. it will run straight of the kitchen – this is a window opening at the moment but I am having the backdoor bricked up and the window removed..

I am just looking at ball park figures at the moment…

We will want two radiators and electrics..
Also, the house at the moment has a big step to the ground – it is around 4ft from the base of the existing window to the floor... so will need either steps in from the kitchen or out to the garden…

Anyway, as always, any advice would be marvellous!:T

    Based on my experience when I was told my boiler was not sufficient for my proposed extension; Add at least a couple of grand if you / your builder / plumber believe a new boiler is required.

  • Make sure that you include everything and I mean everything in your quote - number of sockets, type of light switch, wood or upvc door etc. If its not in the original quote then it becomes an extra and the extra costs do tend to mount up. Also a reasonable contingency fund is useful for the "unexpected".
