Would you have done the sme thing

Hi There,

Our house has been sold, and we are just waiting on the missives being signed (I think, down south its called Exchanging), anyway, today, my estate agent calls me to advise the buyers of my house want a second viewing:confused:

I asked her why, as the offer has been made, survey has been done etc, she said its because the want to measure up. Anyway, I had said that was okay, and they were to come out to the house tomorrow.
I had to call my solicitor about the house I was buying, and I just happened to mention to her about my buyer coming back out to view the house. She told me not to let them view the house until such times as the missives had been signed, as they could technically still back out, so, she has called the estate agent, and told them my buyer cant see the house until everything has been signed up.

Im kind of wondering if this might put the buyer off, and they might pull out anyway!!!! Do you think ive done the right thing, and would you have went with your solicitors advice if you were in my shoes.

    I see nothing wrong with allowing your buyers to view more than once. Our buyers offered us full asking price on their first visit and have since been back to show their children around. The house we are buying, we have been back 3 times since our offer was accepted to measure up and think about where our furniture will go.

    The way I see it, you could let them view 100 times or 0 times, they can still pull out. They are probably thinking like we did and want to view again to think about where their things will go :confused:

    I agree with the above poster. Sounds perfectly ok to me to view again and is no way a indication that they may be having second thoughts.

    I personally think you should still let them come as they may be a little peeved and could start having doubts

    Of course they want to look & look again & again & again...

    Not for anything other than common sense, after all, bet you can't remember which room had the wall facing that door & was there a cupboard in the big room...& silly things like that!!

    No problems for you, let them in!!

    I think I will just call estate agent and let them tell the buyers that its okay for them to come and see the house again, after all, if they are going to pull out, then they will pull out

    We had our buyers come around at the weekend to measure up (papers due to be exchanges next week) - they did just this and went within 3-4 minutes.. No problems so far, and I dont expect them to pull out as they loved the house, but needed to order some sofas (this takes a long time).

    Dont worry about it, if you refuse they might think you are trying to hide anything, and pull out for that reason..

    I think the difference here is that the OP is in Scotland. if the offer has been accepted "subject to concluded missives" then all other buyers will have been informed they have been unsuccessful. The OP could then offer it to the other buyers but they would be highly suspicious. Really it could mean starting the whole sales process again. I think that's why her lawyer is nervous. And of course, if she is already committed to another house purchase then she could end up with two houses and expensive bridging. In Scotland once signed you can't back out.

    On the other hand, by not allowing buyers back they may get suspicious anyway and if they have not yet signed then they are not legally committed to conclude.

    It is tricky, but I can confirm when we were FTB we came about a half dozen times, measuring things asking question and stuff. That included about a week before exchanging to check the appliances included!
