Admittedly I'm tight though, and buying now and later knowing that I could have saved £10k or more if I'd waited a year would eat me up inside!
I think that would only be the case if you ended up in a place that was an investment rather than a home. Originally I voted 'buy now', but on reflection I think you should continue looking at properties whilst you rent and let your heart rule your head. That way when you see the property that's just right for you and move in you won't care diddly squat what its worth in a year or two's time cos you'll be sitting tight in your forever home. ...plus with all those viewings you will become adept at knowing whether a property is what you really want.
... I kid you not I took this approach and it took my 4 years to find somewhere I loved. I am so glad I held out though, and renting was not so bad at all!0
