bad conitions property!

Dear all,

I am a first-time tenant and I saw a one-bedroom flat in E14. After I saw the property, I asked for 275 a week rather than the original price 295 for the state agent. I am not so sure that it is a right price. Can anyone give me any right figure please?

I have not paid any deposit yet. That is a good thing. At least I am not losing any money and have this evening to think about this porperty. However, there is one thing in the flat which really worries me. The current tenant have been in the flat for the last three years. During his stay, he completely trashed the place. After I viewed the flat, I strongly requested for a professional cleaning, especially in the kitchen and the toilet. I am not so sure the management company will do a good job in that place. I have a question that if I sign the contract and move in the place, the first day I realise that the place is not clean and things are not fixed that I asked in the first place. In this situation, can I break the contract?

    If you sign the contract and move in you have accepted the condition of the property and would not be in a good position.

    As you already know the state of the property, if you want to continue, tell the agents you will only sign the contract if they confirm in writing that all the work, cleaning and repairs necessary will be completed BEFORE you move in. If they then fail to do all the work required, you have written proof of the agreement and can refuse to continue the tenancy.

    If they will not confirm it in writing, walk away.

    Thanks for your advise. Btw, I did sign tenants terms of offer and proposed tenancy. Would it be problem?

    £275 per week sounds like way too much money for a one bed flat in E14, especially as it has been trashed. I just searched on a property site for E14, and the flats seem to be between £160 - £200 and upwards.
  • The estate agent isn't based in Bethnal Green by any chance with a lot of E14 properties? If so, walk away - have a habit of promising things that don't get done.
