We had one built on dwarf walls at the rear of the house 2 yrs ago. 3m x 3m (and I really wouldn't go any smaller if you want to get 4 chairs in with reasonable comfort) £5000. Included plugs, lights etc but only a concrete floor. I tiled it myselfI'm Glad to be here... At my age I'm glad to be anywhere!!

if you are not a great diy expert you could always project manage the job and employ local builders and fitters
