Cringleford, Norfolk - INFO PLEASE!!!

I have been asking for (loads) of info about areas in Norfolk.
Last week we spent 5 days in Dereham, getting a feel of the place, viewing 7 houses and in general having a look at everything the town offers.
Overall, myself and my partner were satisfied. Only negatives are the town centre (like most) seemed very busy - lots of buses and cars. Also all the new shops being opened up are the bargain type, QD, £strecher & Wilkinsons etc etc. I know these types do well but I would like to have seen a few decent, names within the high street - not being snobby, as every town has them but Dereham seems to have a very high ratio!! Dereham remains on the shortlist but we have decided to look closer to Norwich....
.....So I am asking for info on Cringleford. We know its a great location for getting into the Norwich, decent Primary school (new one being built in 2013) but I wanted to get some opinions on the place itself, what amminities it has, pubs and importantly how the new build estate has been recieved and traffic?
Many Thanks

Hi Redford,
I lived in the city centre of Norwich up until recently, and looked at a couple of places in Cringleford before deciding to buy in Easton (couple of junctions around the A47). I'd have loved to have got somewhere in Cringleford, but there is a premium to pay! I don't know much about Dereham but imagine there will be a marked difference in prices by comparison.
As well as being well positioned for getting into the city centre, it's right near both the A47 and A11. It's also not far from the main N&N Hospital, and the University(UEA).
There is ongoing development on Roundhouse Park (Bovis, Kier and Persimmon that I am aware of) - I can't say that I have noticed any major issues with traffic there but it is still expanding. From what I can see sales and resales have been going very well.
I terms of amenities, there is a Waitrose supermarket, a couple of excellent pubs (Red Lion does good food, if slightly pricey - I haven't been in the Cellar House for a while but last time I did it was fine), at least one coffee shop/cafe ("Stephanie's") and a few other shops (chinese take away, EA, Barclays Bank, wine merchants coming soon I believe). Note that all of these are a good 10-15 mins walk from Roundhouse Park.
That's all i can think of at the mo... which part in particular are you looking at? one problem i found was there was very little coming onto the market there, and even the new builds were selling fast with little room for negotiation.0 -
Brilliant - thanks for all that!!
Agree with your last statement not much property coming on and that's the biggest concern!
Sounds like a place that needs a visit to see if it's a location for us!0 -
Hi,
I know you are asking about Cringleford but I just thought I'd post as I lived in Dereham for 5 years and really liked living there. Yes, there are a few too many chain shops but there are also quite a few good independent shops. I moved 4 years ago so don't know how these will have faired in the recession unfortunately! It had a nice community feel and is handy for Norwich and the North Norfolk coast. Schools are also very good.
Good luck with your house hunting!0 -
Ever thought about Wymondham? ;-)0

Wymondham was our previous no1 choice - my partner thought we might feel a little isolated, plus we have family in Dereham/Necton
Wymondham has very good schools, transport links - maybe we need to re visit?
If you had to compare it to Dereham?0 -
Lovely part of Norwich and always visit when I'm in that part of Norfolk. As said Waitrose and the Red Lion are a bonus, as are the walking opportunities up the River Yare to the UEA campus and downstream to the marshes for some kingfisher & otter spotting.0

Is this Norfolk, or North Norfolk?0
