Breaking a flat contract

I have a friend she is 18 and 4 weeks ago signed a contract to rent a flat for a year with her boyfriend. They both had jobs saved for the deposit etc. the relationship has broken down. It seems it can't be fixed. He has lost his job she can not afford the place on her own. It's a one bedroom place so getting a room mate is not an option
She us trying to find out if she can break the contract with the landlord, it's through an estate agent

No, they will pursue her for the money, if she has signed a 12 month lease. She is liable to pay, if she cant, they will pursue her guarantor if she had one.
She probably won't be able to break it.
If she explains the situation they may put it back on the market but she will have to pay until it's re-rented, and they could keep the deposit.The frontier is never somewhere else. And no stockades can keep the midnight out.0 -

She is best to tell them sooner rather than later, if it's a property that will rent fast, she may not end up owing them too much, but some would take the whole amount.
Does she have somewhere else to live at the moment? If she does is she able to live there for cheap-ish rent and afford to pay the rent on the other place, or could her and her ex not come to an agreement of paying half each, even if they aren't living there, it would save both there credit ratings being trashed.The frontier is never somewhere else. I find it quite crazy that, a young couple like that were able to sign a lease and were more than likely credit checked so the agents would have known it would take 2 wages to pay and they weren't told they needed a guarantor.
The best thing for her to do in my opinion is approach the letting agency or LL if he/she is known to her and explain the situation, they'd hopefully put the place back up on the market and hopefully if they aren't too hard hearted if they can get it re-let wouldn't expect the 12 months rent, but I wouldn't be putting all my eggs in that basket.The frontier is never somewhere else. if she gets desperate she could rent the bedroom out and sleep on the sofa. Or take a second job maybe?0
