When your pal moved in to the property were you living there or already away on your op? When the op finishes in October will you be returning to live in your property or might you be posted off elsewhere.
The reason for my question is to clarify whether your pal has exclusive use of the property and is therefore a tenant where the deposit must be registered, or are they a lodger when it does not0 -
I was still living in the house until she moved in now I'm moving to my base port in Plymouth. The tenant will have exclusive use of the property0

Re the deposit, its free to use the DPS; the insurance based policies have a fee and are usually preferred by agents as they do not physically have to part with the deposit in cash, only insure its value to guarantee the funds are secure.
You can do the DPS yourself online, only take a few minutes to register, lodge the deposit amount and print off the PI - make sure you provide the tenant with all the info, not just the single page certificate. The DPS will also contact the tenant direct to give their own log-in info and password for them to access the deposit at the end, but you still have to comply by supplying the info required from your side.0 -

But you really should have researched what's involved in letting your property before granting the tenancy!

A bit late now I know, but I would always advise against letting to a friend. Initially it always seems a good idea - "I know him/her". "I trust him/her".
The problem is, when issues arise, the friendship gets confused with the business relationship.
* Friend loses job
* Friend can't pay rent
* You still have to pay mortgage
* you feel you can't evict friend
