Indemnity insurance

Hi I bought a property 4 yrs ago and the previous owner built an extension on the back of the property 25 yrs ago with out building regulation permission. Can I able to take an indemnity insurance for that extension and how can I take that? how much usually coast. kindly help

Ignoring the insurance part first, I'd first of all check if there was any risk - from my understanding in planning permission is that if a building/ extension exists for a period of time then no issues can be brought about it after that period.
The normal route in to this type of insurance is via your solicitor so speak to the firm that you used0 -

This sort of insurance is very specialist and is not available to the general public. If you feel you need it then you should go to a solicitor for advice and they would be able to arrange the policy if need be.
But what makes you feel you suddenly need it when it wasn't considered necessary when you purchased.? The likelihood of the council deciding to take action for breach of building regs after 25 years is very very low. Are you selling?0 -
The only reason I was planing to take this insurance is the drain pipes are running under the extension and in the future any problem to the drain , do they demolish my extension to repair the drain as the extension build with out building permission.0

A building regulations policy wouldn't cover this, but it may be that a build-over policy could. You'll need to take advice on it though. It might be worth going back to the solicitor who dealt with your purchase (as they should have the paperwork in storage still) and see if they can advise you on this.0
