Negotiating a Part Ex (Non New Build)

Morning everybody.

I have my house on the market and at the weekend , we had a viewer who also has their house up for sale.

She has *part exchange considered* on her right move advert so therefore we decided to view her house on the same day she viewed ours.

Our house is a 2 bed terraced.The house we viewed is a 3 bed detached. We would like to up size whilst the other vendor would like to downsize.

After the viewings we expressed our interest to the estate agent that we would like to go ahead with a part exchange. The feedback from the vendor was she would like longer to consider the deal as she likes our house but doesn't want to rush things. (family concerns/circumstances?).

Therefore I would like to use this consideration time to make the deal more attractive to the other party. To increase the list of pros as it were.

We are both using the same estate agent. I was wondering if it is worth trying to negotiate a reduced estate agent fee? As the agent is effectively killing two birds with one stone.

Also would using the same solicitor reduce costs and time?

I was also considering suggesting to the estate agent she have another viewing of our house accompanied by then estate agent. Allowing her to have a good look at our house without us there.

Also do people have any other suggestions to help with the negotiation? I know a drop in our asking price would be the easiest thing to do but I feel it would smack of desperation in these early stages...

    Hello. Not sure you will be able to get reduced fee using same EA. However yes using the same solicitor should save you time, as I know from experience this can happen, but I didn't save any money.I personally wouldn't suggest them viewing with EA because they will know that is an option anyway, and if they have said they want time then I wouldn't push it for now.
    To make it more attractive you could offer to pay for their solicitor fees, or survey and things like that but of course you would lose it if it falls through.
    personally I would wait and they will be back if interested.

    Using the same solicitor is a bad idea as they are not independent to either party and won't be able to act in either parties best interests
